Generals conditions
The present hiring is made in the ordinary conditions and of matter right similar and in particular with those hereafter that the taker obliges to carry out, under penalty of all damages and even of cancellations of present, however good seems to the agent and without being able to claim the reduction in the rent.
a) Hours of arrival are normally envisaged Sunday towards 17h,
Hours of departure are normally envisaged Sunday towards 10h.
b) It is agreed that in the event of desistance:
- of the tenant:
- in more than one month before the effective date of the lease, the tenant loses the paid down payments,
- in less than one month before the effective date of the lease, the tenant will pour moreover the difference between the down payments and the equivalent of the total rent, as penalty clause.
- Of the financial backer:
- in the seven days following desistance, it is held to pour the double of the down payments to the tenant.
c) If a delay of more than four days compared to the date of arrival envisaged were not announced by the taker, the financial backer will be able of right good, to try to relet housing while preserving faculty to be turned over against the taker.
D) Obligation to occupy the places personally, to live them “as a good father of family” and to maintain them. all the installations are in operating state and any complaint with regard to them occurring more than 24 hours after the entry in pleasure of the places, could not be allowed. The repairs made necessary by the negligence or bad maintenance in the course of hiring, will be the responsibility of the taker. Obligation to take care that the peace of the vicinity is not disturbed by the fact of the taker or his family.
E) The buildings are rented furnished with material with kitchen, crockery, glassmaking, covers and pillows, such as they are in the descriptive state herewith. If it is necessary, the owner or his representative will have the right to claim with the taker with his departure, the price of the cleaning of the rented buildings (fixed contractually at 45 euros), the total value at the price of replacement of the objects, furniture or materials broken, cracked, notched or deteriorated and those whose wear would exceed the normal for the duration of the hiring, the price of cleaning of the covers made dirty, an allowance for deteriorations of any nature concerning the curtains, wallpapers, ceilings, carpet, fitted carpet, panes, bed linen, etc…
F) The taker commits himself insuring himself against the tenant's risks (fire, damage of water). The defect of insurance, in the event of disaster, will give place to damages. The financial backer commits himself ensuring housing against the tenant's risks on behalf of the tenant, this last having the obligation to announce to him, in the 24 hours, any disaster which has occurred in housing, the dependences or accessories.
G) The deposit will have to be paid by cheque. It will be restored at the latest 1 month after the departure of the safe tenant in the event of reserve.
H) The taker will not be able to be opposed to the visit buildings, when the owner or his representative makes the request of it.
